Parcellation/Splitting

Parcellation represents the division of cadastral parcels into two or more parts, i.e. formation of new cadastral parcels, in the areas where there is no planning document.

Parcellation/Splitting is a procedure in which one or more cadastral parcels form a number of cadastral parcels, as determined in the planning document, based on the pre-parcellation project.

In order to make the cadastral parcels in accordance with the parceling rules defined by the general regulation plan of Montenegro, the preparation of the survey of parcellation according to the DUP is being prepared. The boudary of cadastral parcels

The boundary of cadastral parcels is the procedure for determining the outer boundary of the plot. A cadastral boundary survey is carried out for the purpose of introducing the buyer to the possession of the parcel, for the purposes of fencing the parcel, construction and other similar purposes.

The renewing the borders of the cadastral parcel is undertaken in cases where there is a dispute between the owners/users of neighboring parcels, when a parcel is being bought, sold or leased, when it is necessary to determine the way of using the parcels (based on co-ownership shares) or, simply, when the owner wants to know where the boundaries of the parcels are.

On the basis of the project documentation, the surveyor marks the regulation line, the construction line, the points of the base of the foundation, and, if necessary, the elevation, so that the construction of the building takes place in the place provided by the project.

After the construction of the basis of the building, the surveyor performs the inspection of the constructed foundations and prepares a geodetic survey of the basis and a record, which are a mandatory part of the technical documentation on the construction site, as well as mandatory documents in the later procedure of obtaining a use permit, because the control of basis is a confirmation that the foundation has been placed on the construction line.
